I'd say look at some comparables in your neighborhood with finished basements and some with unfinished basements. That will give you an idea of if it's worth it or not. I used to be a mortgage underwriter and I'll say that it really depends on your neighborhood and what people are looking for in that neighborhood. The most bang for your buck will be updating kitchens and bathrooms.

@WoWgirll You could make a good profit without finishing it, but have you estimated the costs to finish it yet? It would really depend on how much it will put you out. Sometimes the renovations are just a break even. If you are looking to sell and make a profit it may not be worth the time and money spent but it's hard to say without knowing the true costs to renovate

Sure finishing a 1,700 square foot basement can be a beneficial investment for resale value, especially when done thoughtfully. If you’re really considering this option, really do some real careful planning carefully and researching the market in your area or the area where the home is to be sold. Sometimes it can help ensure a positive return on investment and a few times I seen it as a flop and a waste of money.
Research the demand for finished basements in your area. In regions where this is desirable, you're more likely to see a good return on investment. Like we did a basement many years ago and lost our ass on. because in that area nobody was doing them and it was in a flood zone area.
Goes to show. DO YOUR HOMEWORK FIRST before putting up any money. Don't be like us and learn the hard way.

It was for us at our last home .. sold before the mess in '07 to-'09. We added ~1100 sq ft - Family room, bathroom, legal bedroom, mud room entrance from walkout, two storage closets, small office, unfinished storage area and a butler station/bar sink/minifridge and FR wired for surround sound. Cleared about $25-$30k. That's w me doing most of the work other than drywall and electrical. Finish was equivalent to rest of house.
Gotta be careful not to become the most expensive place in the neighborhood. Ours kept us about 15-20% below biggest homes w partially finished basement.

@WoWgirll We were not doing it to make money .. to make home work better for us after having kids .. but I was being careful to keep things making $$ sense. With garage space in yours .. likely best to limit the finished space to 1/2 or so of the sqft, but you need that research to know. Sounds like you have some $$ range to work with to make it worth checking out.

Be sure to understand water leak history /potential - if foundation is all concrete block its more likely if any water issues in the area
You could also only finish part of the basement and leave rest for storage. Good advice here from others re reasearching the market carefully perhaps w a realtor's input.

Depends; If it only has one bedroom then probably especially if you are in an area where you could rent the house out or to couples with kids. It looks like it could be made into a studio type with a small kitchen area if you could have a bedroom and small bath also.

@WoWgirll Talk to a realtor if you can, they can get you comparables of recent sales in your neighborhood and give you a good idea if it will help your resale value. Just be sure to let them know you are not looking to go into contract yet just starting the process of it.

@WoWgirll When you start paying folks to do your work then you only break even with the cost of labor and materials today. If you but the materials and the work yourself, you can see a profit.

If the home (without finishing it) appraises out like comparable homes in your area, then it will be a toss up. If you finish it out as bedroom or a space that could be a bedroom, them it might add value... if there is a market in your area for whatever number of bedrooms that would give you.
