If the home (without finishing it) appraises out like comparable homes in your area, then it will be a toss up. If you finish it out as bedroom or a space that could be a bedroom, them it might add value... if there is a market in your area for whatever number of bedrooms that would give you.
Even a DIY will cost you $10k+, but if you want it, do it.
