If two buyers are tied at a high price, then what do you do? Because I have no clue

One you could ask for Higher Bids. Encourage both buyers to submit higher bids. You can communicate with them individually or together to see if either is willing to increase their offer.

Give a set a Deadline. Like tell both buyers a specific deadline to submit their final bids. This can create a sense of urgency and may prompt one of them to increase their offer.

You can also use the old Tie-Breaker . If the bids are truly identical and neither buyer is willing to increase their offer, you can use a tie-breaker. This could be based on.

First Come, First Served: The buyer who submitted their bid first gets the item.

Random Selection: Use a random method to determine the winner.

Another idea is to try negotiate. Engage in direct negotiations with both buyers to see if there are any other terms or conditions that could make one offer more attractive than the other.

Here is an example of how you might communicate with the buyers:

Email or send letters to yhe protental buyers.

Subject: Tie at High Price - Next Steps

Dear [Buyer 1] and [Buyer 2],

Thank you for your interest in (such property located at). We have received identical high bids from both of you, and we need to determine the next steps.

To resolve this, we will give you both an opportunity to submit a higher bid. Please let us know if you are willing to increase your offer by [specific deadline].

If neither of you is able to increase your bid, we will use a tie-breaker mechanism to determine the winner. The tie-breaker will be based on [specify the tie-breaker method, e.g., first come, first served].

Please respond by [specific deadline] with your decision.

Thank you for your understanding and cooperation.

[Your Name]

When i sold my last house, i had 15 offers and it was hard to decide. Have they offered to pay closing cost? Maybe bring that up.

Well, I would tell them that they are tied with another buyer and that they both need to make a higher counteroffer so the sale can be completed. Top bid wins.

If there is No proof of funding/preapproval notice from a bank makes the decision easier too.

Going by other comments, I assume it’s a property. In that case gi with the one who plans on a larger down payment (smaller chance of mortgage getting rejected), pay yiur closing costs, waives inspections, closes sooner
