Get out your copy of your lease, and make sure you know how much time he is allowed before raising your rent. You'll want to see if you are what is called a "tenant at will". If so, he can evict you for non-payment within 60 days if you don't pay the increase.

Consider getting a room mate. There are some people out there that would be willing to sleep in less than ideal conditions if the rent is within reason.
