There is a factual basis for parts of what you’ve read about Zohran Mamdani, but the claim of a deliberate campaign to bankrupt landlords goes beyond what the evidence establishes.
His administration has explicitly supported:
Tenant organizing and stronger complaints enforcement. Mamdani has also proposed expanding the types of housing violations that justify rent strikes.
Transferring chronically neglected buildings to different owners, including nonprofits, community land trusts, or tenants themselves. These are stated objectives of his “Fix the City” initiative.
And there is a broader ownership agenda: his tenant-protection director, Cea Weaver, has advocated city purchases of rent-stabilized buildings and a growing publicly owned housing portfolio. So the concern about movement toward public ownership is not invented.
What I could not verify is an official instruction to manufacture complaints or indiscriminately stop paying rent in order to bankrupt otherwise responsible landlords. A recent New York Post opinion piece presents essentially the sequence you describe, but its claim of deliberate bankruptcy engineering is an interpretation of the administration’s motives.
Also, a management takeover and an ownership transfer are different things. Under the existing Article 7A program, a court can appoint an administrator to collect rents and repair dangerous conditions in a privately owned building. That does not itself make the city the owner.
Could aggressive enforcement combined with lost rental income push financially vulnerable landlords toward insolvency? Yes, that is a plausible economic risk. Whether that happens, and whether it is an intended outcome, are separate questions.
“First wave of communism” is therefore too strong a conclusion. An effort to expand public and nonprofit ownership of rental housing is a more precise description. The crucial issue is whether enforcement remedies documented neglect through fair procedures—or is used to make responsible private ownership financially untenable. The policies warrant scrutiny; the latter accusation still requires evidence.

@Greenthumb No, I think his administration's stated objective is far more plausible. The balance of power in high rent locations such as New York is overwhelmingly in favour of the landlord. Mamdani has a democratic mandate to support tenants' rights and he is doing that. If a landlord cannot afford to maintain a rental property to a minimum standard, they should not be in the business. They are benefiting no one.

This is something that he sees and knows, which is why he’s advocating for tenants to use escrow accounts. He hasn’t actually told anyone to just stop paying rent.
He wants tenants to withhold the rent in a legal manner that will force these corporate entities into the overdue maintenance.
It’s all legalese that normal people are unaware of and that these corporate entities use daily to fuck people over.

The economic rationalist, who has run the numbers and worked out that it costs less in the long term to give enough to the poorer people so that can be healthy and educated enough to either become part of the productive workforse, or serve as consumers, while employed elsewhere, contributing to progress ans development of te economy. Rather that be forced into basic welfare with little chance of a better life for their children, who will be exposed to drugs or crime, which society will have to pay to protect itself from.😷

@newjaninev2 yes under socialism the politicians and their friends will be rich. Most will be lower middle class, but they will have their needs met by the government.
