I/we have owed 2 rental properties in a small town. The first was even at rents under $800 generated good return and the overall taxation was ok.

The second property was rented until we decided to sell our second home in that same town. The second home didn't/hasn't sold. We did sell the second rental 2 years later. We did gain finacialy but the tax bill was significant.

Some tenants are ok and then become problems.

Talk to a reputable accountant.

Pretzel · 70-79, M
I wouldn't unless
1) I could buy it cheaply
2) It needed little or no work
3) I could rent it out and generate cash flow

I know some people have a vacation place that they don't use often - but it costs a lot of money to do that.
Galanr40 · 61-69, M
Yes...rent it out...
romell · 51-55, M
It all depends on purpose of second home .. investment would depend on government policies taxation other taxs maintenance costs
Pretzel · 70-79, M
nope, trying to own less not more.

after a while you realize that the stuff you own ... owns you in return.
kimmy159 · F
@Pretzel I can imagine that to be the case too ^^
thanks for the input!
ArishMell · 70-79, M
@Pretzel Neatly put!
Pherick · 41-45, M
I am doing that currently. Live in one house and rent out the other.
kimmy159 · F
@Pherick No troubles with the ones renting it so far? :D
Pherick · 41-45, M
@kimmy159 The renters? No. The house itself , oh yea. :) I just bought it about 4 months ago and I am looking at needing a real estate lawyer due to some of the issues the previous homeowner didn't disclose
kimmy159 · F
@Pherick Oh gosh those non disclosed issues must be such a hasstle!
This and the possible issues with renters is mainly why I’m doubting to do it 🥲 I’ve heared crazy stories about renters who wreck the place and there’s not much you can do about it here in Belgium. Can’t even evict them.
ArishMell · 70-79, M
No.

It's becoming much harder and costlier to be a private landlord - tax affairs, legal responsibilities over matters like gas and electrical safety, difficulty regaining the property or selling it on with a tenant.

Second home? Certainly not. I do not like the concept of second homes especially as I live in a region suffering from far too many second-homes, holiday-lets, and the like.
thepeculiarpanda · 36-40, M
I would buy a plot of land that was densely forested and then just leave it be. :)
thepeculiarpanda · 36-40, M
@kimmy159 Birds are definitely vocal little things. I had a chickadee yelling at me yesterday when I went to get the mail. Guess I need to refill the bird feeder. 😅
kimmy159 · F
@thepeculiarpanda They're right to call you out on that hahaha
thepeculiarpanda · 36-40, M
@kimmy159 It's trueeee. I bought them a big bag of bird seed and everything and then forgot. 😂
I wouldn't because of the regulation here trying to discourage owning a second home and the hassle of dealing with tenants.

I do like investing and creating passive income though, but I prefer buying stocks in companies. Dividends 💵

@TheGreatLeveler I'm also doubting investment wise. The company I work for is situated in Mechelen, but I live close to the French border in West-Flanders, so I always need to drive 2h to work and then 2,5h back. Michel also works both for Pistoolhaven in NL and for Oostende in West-Flanders. We have all our family in West-Flanders as well, so we don't want to move permanently to the big cities.

In my ideal future, I'm contemplating whether it would be smart to buy an apartment in Mechelen area and get a room mate or something XD I'd only be there maybe twice a week. There's also maybe the airbnb thing, but it would require a lot of management, so I'm not sure those things are worth it.

We're also not very experienced in stocks yet so we haven't invested yet until I can learn a bit more about it first.
I do have life insurances that have pretty nice interests and I'm already saving a lot for Neil in some kids accounts with safe interests, so I'm trying to figure out the next investments haha
No... I'm not planning on staying in this country - so I don't see the point of buying anything like property right now.

If I had the means, I would save and hold my money in a high interest account with the hope of gradually increasing the amount in that account over time.
Starcrossed · 41-45, F
Yes. We've talked about doing it for years. Just need the cash to invest.
Starcrossed · 41-45, F
@LamontCranston now if only I could to back in time
kimmy159 · F
@Starcrossed Is the land very expensive there?
Starcrossed · 41-45, F
@kimmy159 yeah unfortunately
WonderGirl · 41-45
I have an apartment in the city I rent out and I live in my house upstate NY. I bought this house from my mom before she passed. I grew up in this house.
kimmy159 · F
@WonderGirl It's nice if you can buy the house you grew up in ^^ Most people have a sentimental bond with it. I personally don't, maybe because it wasn't that great of an atmosphere mostly ;p Or maybe it's just because it's really not such a beautiful house my parents live in haha

@SW-User It sounds awesome but also scarily remote haha 😁😁
I personaly would love an ocean view but I hate how crowded the areas where you find them usually are. (Oh and the absurd price for those too lol)

@SW-User Or a really pretty lake too!
When I was in Italy, I saw such a beautiful one 🥰
Are you able to hunt? I’m guessing it might be necessary if you decide to go live scarily remote in the mountains some day ;p
i've had my years as a landlord and now just invest in REITs (Real Estate Investment Trusts) where the investment is truly passive.
Jenny1234 · 56-60, F
We did. We have a vacation home in Acapulco in a gated community. So far we have decided not to rent it out for a variety of reasons.
Without a clear plan as to how the investment will play out, NO.There are better investments.
Maybe. Always a thought either so we can fix the one we're in or decide on a different route

Justenjoyit · 61-69, M
Keep it simple Simon so they say, forget that too many problems dealing with people and problems that might arise.
