@Longpatrol One of the most important factors - but rarely discussed in the media - is that the younger generation drinks less, is generally more health conscious, and just as likely to socialise in a gym as in a traditional bar.

Dunno about the UK, but in most of Australia the most expensive bit of having a licensed venue is the liquor and/or gaming licenses.
Pubs get bought/sold just to trade those licenses.
