I’m alive guys.. but how much would you pay per month?

I’m in a bind and want out of my adoptive mothers house I just want my own space with my kids.. anyways I’ve tried to find an apartment but no luck and cowboy has a mobile home on his uncles property that they offered to fix and allow my kids and I to live there on the property in the mobile home bare with me okay.. I asked how much to pay per month if I was to do that and Cowboy said nothing it’s for free well I can’t allow that I have to pay something if I did do that but I don’t know what to pay it’s a 4 bedroom 2 bathroom mobile home it used to be his uncles

Definitely depends on local housing costs. I would check lower end 4 bedroom rentals in your area, maybe take 50-70% of a typical rent rate if you can.

If that's the case though, you're going to want this arrangement formalized in a lease agreement. It's not ideal to begin with that he has the power to kick you out of the home to begin with, and that's made even more dangerous if you don't have the tenant protections afforded by a signed lease.

@BlueVeins it’s expensive to rent here even a 2 bedroom usually exceeds what I can pay even with multiple jobs

@MommaBear IDK what to tell you. It's nice that you want to pay but you obviously can't compensate him for this arrangement. Maybe 400 a month would be a suitable gesture of good will.

@MommaBear It's not just there, it's expensive EVERYWHERE! I hope my offer wasn't an insult. It wasn't intended to be, I was just trying to be fair to you. If he wants you to pay more he would say so. So I think you should always start low. You can always come up if you need to.

Thats a tough question to answer without more data. As others have said, one is the local housing market for a similar home.

Do some research on realtor sites for similar homes. Although, youre not buying some sites will also give you a monthly amount (that may incl taxes, and other costs with a purchase, so deduct those). Feel free to DM me if you want to discuss further. If not...best wishes to you and your family.

that's a very tricky situation all the way around. paying them might come off to them as some kinda insults, paying too little even worse. and paying or not might make people feel entitled to your time, attention, something else. I dunno; I'd consider long and hard before going that route.

A double wide that sounds like it hasn't been lived in in a while? If it's tolerable at all —no guarantees — $200-300 would be generous of you to offer.

@MommaBear If it's clean, stable, has clean running water and reliable electricity, then I still say 200-300 a month is a good rent.

@DunningKruger $300 a month for a 4 bedroom home is a pittance in most of the US. That's wild to me, I'd try 6 times that minimum in my neck of the woods.
I dont know how gas and electricity work out there but could you pay utilities? Or food? Id feel the same as you

Add up all of your needed expenses and see how much you have left after. Add a bit to keep for unexpected things and leisure. If you have more left over than the current rental rate, offer the current rate (or maybe a little less). If you have less, offer that.

A few hundred maybe just cause they were going to let you stay there for free .. will you be safe there tho or will they expect to date/marry you or something? 😏

@MommaBear ah i see .. well as long as you see him as a seriously long term interest.. you don't want to move in and then decide you want to date someone else and they use it to control you or turn psycho.. maybe get something in writing? Idk if you want to live there, some people are genuinely generous and other people have other movies so who knows
