if you were landlord how would you handle late rent give them more time or out they go?

it be explained to them when we first meet that up to 5 days late rent is acceptable. Tell id let it pass as long as they talk to me about it. if after 2 months its still an issue id begin to have a eviction plan ready if they are not communicating with me/

Also depends on state law and if the tenant knows their rights. Id be building a case as to why they need to go.

It would depend on the person/people and the circumstances. Sometimes good, honest and reliable people just need a helping hand and a break in life. Most people fall on hard times at one point or another. Now if they repeatedly did it and always had some kind of excuse then it would be a different story.

Depending on where you're at, there are laws that dictate what a landlord can and can't do as far as late rent and such is concerned.
I was and she was a proper lady. She was clean and never ever late. I gave her December rent for Christmas.
