it be explained to them when we first meet that up to 5 days late rent is acceptable. Tell id let it pass as long as they talk to me about it. if after 2 months its still an issue id begin to have a eviction plan ready if they are not communicating with me/

Also depends on state law and if the tenant knows their rights. Id be building a case as to why they need to go.
