Typically theaters sort of "rent" the film from distributors and then pay them a percentage of the ticket sales at the end of the run. It's most always a lesser percentage than what the distributor takes. Theaters make their money on concessions.
So maybe the theater is struggling for money and can't afford newer releases or the film lends itself to a lot of popcorn and soda.
