Don't, you likely won't see it again. A tenant I had to evict used every excuse in the book including a rich uncle he said he had. Gave him a 3 day pay or quit notice and sure enough he hauled ass without paying $1,300 he still owes me. Hey I got bills too. That was in 2011. Btw, he stole a nice comforter on his way out.
