If you decide to be one, you'd better watch out who your tenants are and take time to make a good contract with deposit etc.
I wish my parents did that years ago so now I could buy the place from them for a reasonable price but they were never cut out for this.

These questions as so strange to me. Because whenever someone asks me a question like this I just answer it how you originally described them
