Let's say you are a broke college student. You are looking for a place to stay but can't find anything under 1K. Finally, a landlord suggests that you rent this room. There's a 300 dollar down payment and it's 800 dollars a month to rent. - would you do it?
This is illegal to rent just on mold problems alone. No telling what the structural damage is.
$200 max and that’s after shaping it up

Not me but in NYC someone will grab that up and clean & fix it up to live in. Rents are crazy there.
Nothing a broom and pan, some plaster and paint can't fix. Does it have a bathroom?

$800??? That's about £695. You could rent a nice 2-bed flat ("apartment") for that here.
