People talk about 'chemistry' in romantic/sexual/intimate relationships, very close friendships, etc. but what actually is it?

Is it more like alchemy, or actually real genuine scientifically studied and proven to be actual chemistry? This still doesn't really help me understand what it is. Sounds to me like saying 'god exists' to explain all that is unexplained (or unexplainable).
