If you live in the United States, there are a couple of things you can do. First, you can suggest that the husband and/or the wife to apply for emergency assistance to help pay their rent and medical expenses. You can also suggest that the wife apply for elderly housing, because there is a long waiting list. Make sure you have an emergency contact telephone number for their children, or nearest relative, if any.

Double check to make sure he is dying. Elderly people can be deadbeats just like young people.

You should give them notice of eviction immediately. This will give them 60 days to vacate. You are actually doing the wife a huge favor by evicting them, because she will go to the top of the waiting list for elderly housing if she can show them a copy of the eviction notice.

I know it sounds cruel, and this will seem like another disaster to them at first, but you won't be helping them either if the bank forecloses on their rental house. This way, you are helping them as much as you possibly can, and if you feel really guilty, you can offer to help them move to elderly housing.

Well, you have to walk this path carefully to avoid appearing unsympathetic. I personally would go and tell them that I’m extremely sorry about what happened and that for the rent this month just pay as much as you are able to.
That would mean you would have to come up with the difference on your part but they’re going through a very hard time and may not be able to afford to pay you. In the meantime, if the mortage is a really a big issue you can call your company and ask for a temporary reduction in order to catch up on paymants.
