Could you rebuild a house under these circumstances?

Suppose you fully bought a house in an upscale gated community.Now,as I understand it,if you want to make alterations to the house in that situation ,you have to obtain premission from some higher authority that runs the community.Suppose you wanted to completely tear down the house and build a new one on the same spot?Would you be allowed to do so?
