I can't work! It is 11 am and still haven't done much lol

I went yesterday for my first condo viewing and my mind is so preoccupied with this!!!

I am opting for older condos but better space, and layout. New condos are within my budget but they all resemble a shoebox in size and their layout suck as you find the kitchen literally in the middle of your living room!

If I end up signing contracts, I will do some renovations but I am actually excited to do that. I think it is smarter to buy a bit cheaper (but have the good space and nice layout that I will never be able to change in a condo) and then do a bit of renovation and change the things that can actually be improved and will make the place newer (basically build value on my investment). Although I don't want it too new, it has a nice classic look to it which I am actually liking.

Let's see where this goes i am too excited and getting ahead of myself with plans already. I shouldn't, still too early!

@firefall I am determined. Buying a house didn't make any financial sense. I will spend all my savings and borrow a large amount of money during a time when interest rates are very high, just to buy a large space which I am not going to use being single, and certainly not interested in renting out and sharing with a stranger. It may have made some sense from an investment perspective had interest rates were very low then I could take advantage of that and borrow cheap and invest in a large space that would appreciate more than I I am spending because the cost of money is not so expensive. That's of course in addition to the pros of condos vs a house, more convenient, less maintenance, and closer to trains, downtown etc. and the fact that I lived my entire life in a condo so it is not like I was dying to get a house or know how to maintain it. All in all condos made a lot more sense during my current situation.

@Dolimyte It looked like the pictures. A very beautiful and well maintained property. Will need some renovations but I am liking. Still have a lot of questions to be addressed by the owner and property management though before I am reassured it is a good one
Was the condo as good as you thought?

@NerdyPotato Yes! It looked exactly like the pictures. Some few issues revealed but nothing big. Yet to do due diligence though and read thoroughly through covenants and board meeting minutes to look for hidden/ potential problems and or restrictive conditions (i am an auditor afterall!)
