People never cease to confuse the hell out of me...

So the seller says "I don't wanna fix it because of liability." 😳 Its like what now? You realize the house could burn like right now with the electrical issues it has right? 🤦‍♀️

It's a legal loophole. As long as it's been sold/about to be sold/is technically managed by a realtor, they're free from liability (state laws vary). If they agree to fix it, then technically they accept that liability again.
@raysam363 See, it has electrical issues, water issues under the house and a gas leak. And if they walk away they gonna have to put sold as is, cause right now its not labeled as that. 👀

@Snowvixen Did you get a third party home inspector? Never use the seller's/realtor's recommendation. Also, they can't sell "as is" if the paperwork is already in motion.
@raysam363 Yeah, we used a 3rd party inspector. We got a report, as did the sellers. They are aware of the issues at hand. The paperwork is already in motion. So we just trying to figure out if they gonna do shit.

@Snowvixen If they don't fix the issues and it wasn't listed "as is" originally, you could potentially sue. Or report them to some state board. I suppose it depends on how far things have progressed.
@raysam363 Yeah, it wasn't listed as such. We have to order an appraisal if we want to purchase it, our deadline is coming up if we want to move in by a certain time.

@Snowvixen If it's that much of a hassle call it off. Get back any deposit (if you put one down) and leave. A lot of times these people might cave and "fix" the problems, but they'll reoccur within a year.
@raysam363 there are some major issues, and our realtor informed theirs that we gonna walk if they ain't going to get shit done. I am already looking at other homes at this point.

@Snowvixen For the best. Even major issues have temporary bandaid fixes that get it past inspection.
