Is he just nice or is there some sort of attraction their?

My guy next door neighbor who has a cat as do I about a year ago befriended me I guess in some sense. About a few months ago I would see my neighbor outside sometimes and vice versa and he would take his cat outside to play with mine on a few random occasions. Mind you he has had a gf the whole time I’ve known him. One day he randomly knocks on my door and ask me to do him a favor and take care of his cat while he was gone and I said sure. Since than I have taken care of his cat 2 times and I have asked him once to take care of mine. Anywho, the moral of the story is I think he’s really attractive but of course he has a gf and I know my boundaries and I have even met his gf a couple of times and she’s great too.

Anywho I guess my question is since he guy would he find me physically attractive or he just being nice friendly neighbor?
