Question for people in the Appalachian states in the USA...any cheap real estate available?

A friend of mine still, (unbelievably), wants to buy his dream house, one bedroom, in perfect condition, no repairs needed, and wants it for less than $175,000 with a full basement. Must be gorgeous. He has about a hundred different requirements. No log cabins. No traffic. Must have a large lot.

I am just curious if all those people fleeing the big cities have bought up all the houses for sale?
