Any tips for first home buyer?

Make sure the electrical work and geysers are in good working order. Be aware of anything that requires a lot of maintenance and make sure you are able to afford it.

I bought a house without an agent. The seller didn't have one either.

Shopped around for a mortgage and let everyone know I was. They'll compete for your business.

This is the second house I've purchased. The first one, was a catastrophe and I had a representative, so I thought I'd go it alone this time. End result? When it was all said and done, at closing, I had $41k in equity. I'm not sure I could ever do that again. It was just the perfect setup.

It was all networking. I was very vocal about looking for a new home. So anyone I knew, when they heard of people being interested in selling, they'd tell me about it. I'd approach the seller before they put it on the market. After about 2 or 3 homes, I found the perfect match. It's a quaint little place in the nicest neighborhood in this town. Neighborhood matter the most but don't forget to notice any seepage issues along the drainage pipes.

just remember you're buying into a neighborhood...always take that into account..that will important when you're ready to sell..

Check with bank if they have any foreclosure homes. They tend to be slightly cheaper.
