Why won't Trump just lead?
He should be able to present leadership that will get everyone working together for common goals. Why won't he do that?

A fair question. So lets look at it. Trumps entire business history is not about Growing a business, which is really what your question is about. He trades off his brand, mostly with other peoples money, then takes a cut. So its no surprise Real Estate is his comfort zone.
In short he doesn't need people working together. He needs a deal and money.
