hurricanes, eventually another destructive earthquake, rising costs, crowding from everyone who wants to move here (but the transit infrastructure is inherently limited by esturarine topography), cutting down trees and filling in marsh to accommodate the constant influx of more people ... this area needed to be doing cooperative regional planning for blatantly obvious future growth starting 50 to 100 years ago .... but this also one of those regions very culturally opposed to common sense things like cooperation
