Renting a room in a new house and the house is not maintained at all

i didn't have a choice bcz i couldn't find ANYYYY room at all. This was the only request i got a response to that wasn't insanely expensive. It fulfilled my requirement of being walking distance to the workplace.

but the years of grime on some surfaces is making me so sooo queasy. And the floors just look....grimed? The kitchen chairs have the dirtiest looking cushions, and the table cloth is the saddest thing I've seen in my life. I'm just thinking of spending my own money to upgrade a few things, like the chair cushions, tablecloth, hiring a person to come around twice a month to clean, as I'll be mostly at work and can't do it myself. Would that all be wise?
