Coffee..sealed the deal.
Toyota dealer is allowing me to put in a few vending machines. Rent free..but i must furnish them with a coffee service and a refrigerator for the employee break room

Rent free is a good deal. The university started calculating energy costs of vending machines and added that to the vending contracts, what they had to pay to put their machines on campus. A pretty good chunk of change considering the university had previously hired their own employees & paid the energy costs etc.
