I have a theory on Celebration next to Kissimmee. It's a real-life Stepford town and no one there is real to begin with. The streets are all winding because they take interminably lost drivers and turn them into new "residents." If you've ever been, you know.

Yes, they are. It's in the cities that many properties are not. That's been the case since the 1950s.

It does seem like they are always at work.

It kind of depends on the socioeconomics of the community. Lower income suburbs would probably have more residents who rent.
