Is have to see but I think that band joist would be easy to replace.
Metal flashing keeps the water out. No water. No rot. No rot no ants馃槧 This just made the price of the job go up a few grand. Now we need to beam the joists and Jack the house up. Then I we can replace the rotten wood. When it comes to carpenters cheaper is seldom better....

I was thinking of decking boards on a floor deck...I used linseed oil mixed half with paint thinner and painted a long deck with that before staining it...
@cherokeepatti boiled linseed oil with turpentine and white vinegar is what you want.
