Always first check the condition of home

Then check the paperwork and get it checked from a legal person.

The check for the actual value of the property.

Also try to collect of previous owner.

Be prepared. If you got it dirt cheap it's more than likely to have a ton of issues. Inspect the outside as you often can't get inside or on the property.

If you can't inspect it, don't go over land value for the property, factoring the existing structure as a potential liability for demolition.

You get to inspect it.. take a pest guy and a builder with you
