If you were a landlord how would you handle late rent?

Give more time or evict or partial payment

my ex and i own some rental properties and we remain partners in those. 10 million Americans have filed for unemployment benefits this week. we agreed letting our tenants worry about putting food on the table is more important than collecting rent right now. we'll figure it out when this is over.

Depends on the situation. If my tenants were struggling because of the pandemic, or really just any reason, and were acting on good faith, I would let them delay payment as long as I could.

If, on the other hand, they were just blowing off the rent for whatever reason, I would start eviction proceedings without feeling guilty about it.

Base on my observation of their real situation. I do be very very flexible. Even for months.

I would never ever be a landlord. I'd rather marry Rosie O'Donnell!

If @FreeSpirit1 were my tenant, I might be open to alternative forms of payment... 🤔😉

Times like this I think you would have to give more time.

You see, the thing is, most people think the landlord is the end of the line. But, if the landlord isn't getting paid, how does he/she pay her/his bills, payroll, expenses, etc.? And, if the utilities are being paid by the landlord, how will tenants feel about their electricity being shut o.....

If it were my choice I would decide based on whether I think they are taking the Mick or genuinely are out of pocket due to circumstances out of their hands. If I couldn't afford to keep them there until they are able to pay I'd see if I could get help from the Government or give them their notice.

Let it ride as long as I could

In the UK at the moment all tenants are getting a by due to company shutdown and government insistence on staying home.

Courts aren't sitting so eviction notices are on hold.

One of those things landlords have to suck up at the moment.
